Drawing on our experience, we sought to create a concept positioned somewhere between a house and an apartment—a synergy/combination of the advantages of both. A human scale aligned with real human needs resulted in the design of rational, functional, compact, and energy-efficient house-apartments. The average residential unit size is 68 m². Repetition of forms gave way to diversity.
The estate’s urban layout is the result of avoiding conflicts with the existing greenery—building among the trees, with respect for what was already there. Shared spaces, mysterious passages, intimate courtyards. Places that encourage neighborly interaction, alongside private gardens that allow residents to retreat in search of privacy.
The designed buildings represent a contemporary form of dense urban development—an attempt to find an alternative to high, multi-family construction. The buildings were combined into semi-detached clusters. The project consists of 51 two-unit residential buildings.
