Completed in 2016, the residential and commercial complex on Nałkowska Street represents the first stage of a two-phase development. The site’s slopes and the angled lines of the embankments are reflected in the building’s facades, which were given a subtle dynamism by eliminating flat vertical surfaces and breaking up large areas of plaster. A modest budget required simple yet unconventional solutions: a substructure for climbing plants was installed along the busy street side, and on the south side, steel frames with fixed louvers were used.

The building’s form functions as a sound barrier from the traffic on Św. Wawrzyńca Street. The interior layout was planned so that bedrooms and living areas are not located along the busy street. The south-facing facades are heavily glazed to maximize sunlight exposure. Retail spaces are located on the ground floor, with greened roofs above them, and seven residential floors are situated on top.

The second phase of the development continues the concept of gradually lowering the building heights in relation to neighboring structures. An exception is the tallest building, which serves as a landmark and partially closes the axis of Nałkowska Street. Its façade uses materials that break up the monotony of the white-and-graphite plaster. Wrap-around balconies allowed for the introduction of another material—perforated, wavy metal—which adds lightness and transparency, particularly noticeable at the corners. The building’s form is further varied with a subtle taper toward the base.

A unifying element of the complex is the internal “gorge” leading from Nałkowska Street toward Botaniczna Street, from where a tunnel provides access to Lake Rusałka. The goal was to transform this internal lane (a fire road) into a public space that encourages community interaction. Street game markings, a running track, colorful niches, and a playground create spaces for activity and gatherings. The lane begins in the arcade of the tallest building, where angled reinforced concrete supports and a sloped pavement create a dynamic space. The area remains open and accessible, forming a new fragment of urban fabric within the residential neighborhood.
